“Versailles limestone columns had organic staining for years. Their neutral chemistry pulled it without etching the stone. Other quotes wanted to use acid — glad we didn't.”

- Iron staining on white vinyl siding
- Yellow-orange tint on aluminum screen frames
- Rusted-bolt stains on driveway
- Chalky white oxidation on older vinyl
What's included

- Plant pre-rinse + post-rinse on adjacent beds
- Pre/post photos of treated areas
- Flat-rate add-on to any wash
How it works
Step 1
Identify
Confirm the stain is iron (rust) and not algae or tannin — different stains need different chemistry.
Step 2
Mask
Cover plantings and any non-rust surfaces. Oxalic neutralizes safely but it doesn't belong on every surface.
Step 3
Treat
Apply oxalic-acid solution. Watch for the stain to dissolve — usually 30–90 seconds.
Step 4
Neutralize
Rinse with plain water. Re-check pH on adjacent surfaces. Replace any plant rinse.
Rust is a different chemistry problem
Standard pressure-washing chemistry — sodium hypochlorite — lifts algae, mildew, and most tannin staining. It does nothing for rust. Iron oxide is an inorganic mineral stain that needs oxalic acid to dissolve. Bleach plus pressure on a rust stain just blasts the stain deeper into the concrete pores; the result looks worse than before. Different stain, different treatment.
Vinyl oxidation needs a brightener, not a wash
Vinyl siding 8+ years old develops a chalky white oxidation that a standard soft wash won't lift. The fix is a vinyl-specific brightener — a mildly acidic surfactant that strips the oxidation without etching the panel. Applied panel-by-panel, brushed, dwell, rinse. The before/after on a 15-year-old vinyl ranch home looks like a paint job.
Frequently asked questions
Why won't bleach work on rust?+
Bleach (sodium hypochlorite) lifts organic stains — algae, mildew, tannin. Rust is iron oxide, an inorganic mineral stain. Different chemistry. Oxalic acid converts iron oxide to a soluble form that rinses away. They're complementary, not interchangeable.
Will oxalic acid damage my driveway?+
Not at the dilution we use. Oxalic is a mild organic acid — it's also what gives rhubarb and spinach their tang. We use it at concrete-safe strength and rinse thoroughly after.
Can you brighten oxidized vinyl siding?+
Yes — a vinyl-specific brightener that lifts the chalky white film without etching the panel. Charged as a wall-by-wall add-on. The whole-home result is dramatic on vinyl that's 8+ years old.
Why does my well-water irrigation leave orange streaks?+
Iron in the groundwater. Common across The Acreage, Loxahatchee, Jupiter Farms, and other private-well neighborhoods. Either fix it with a whole-house iron filter (expensive) or treat the staining annually (much cheaper).
Will the rust come back?+
If the source isn't fixed (an iron-rich sprinkler or staining bolt), yes. We treat the cosmetic stain and tell you where the source is so you can address it long-term.
“Quarterly salt-rinse plan for our Frenchman's Creek east elevation. Cheaper than redoing the paint job in 3 years. Smartest hundred-and-something dollars a quarter I spend.”
“Jupiter Farms barn aisles, run-in shed roofs, RV pad — they cleaned it all on one visit and brought their own water for the well. Will book them every year.”
“Polo Club tennis-court dust on our house was relentless. Annual cleaning kept it manageable. Sparkle & Shine knew the issue before I described it.”
“Seven Bridges modern white stucco. They cleaned to the original color, not bleached lighter. Looks even, not patchy.”
“Ibis driveway had cart-path chemistry residue we couldn't get out. Their surface cleaner with neutral cleaner pulled it. Looks new.”
