Why pressure washing a roof is the wrong answer
Florida roofs grow Gloeocapsa magma — the black streak algae — and untreated, it eats granules off shingles and traps heat on tile. A pressure-wash 'cleaning' blasts the surface clean today and exposes weakened material to the next storm. The ARMA-recommended method (Asphalt Roofing Manufacturers Association) is soft wash: sodium-hypochlorite chemistry at chemical-only pressure that kills the algae down to the root without disturbing the roof itself.
What 3–5 year kill expectancy really means
A properly done soft wash kills algae roots and slows re-colonization for 3–5 years in most exposures. Shaded north slopes shorten that window; sunny south slopes extend it. We document the dwell time and chemistry on every visit so we can verify the work matches the expected re-clean date — and we never bid against a 'cheaper' wash that uses half-strength chemistry and buys you 8 months.
Frequently asked questions
Will roof cleaning damage my tile or shingles?+
Not when it's done right. Soft wash uses chemistry at chemical-only pressure — the wand pressure is the same as a garden hose. Pressure washing a roof voids most shingle warranties and cracks tile; we never put high pressure on a roof.
How long until the black streaks come back?+
Our typical kill expectancy is 3–5 years depending on canopy shade. If your roof streaks again in under 18 months, the chemistry was either too weak or the dwell time too short. Ask any vendor what their post-treatment expectancy is.
Do I need to be home for the roof wash?+
No. We can work the exterior without you home as long as the side gates are unlocked. We'll text photos when we finish.
Is this safe for my landscaping?+
Yes. We pre-rinse plantings before chemistry and post-rinse after the work is complete. We've never lost a shrub on a roof wash.
Will the HOA accept your work?+
Yes. We provide date-stamped before/after photos formatted to drop into your HOA file. Several PBC communities have us on their preferred-vendor list.
