“Versailles limestone columns had organic staining for years. Their neutral chemistry pulled it without etching the stone. Other quotes wanted to use acid — glad we didn't.”

How it works
Step 1
Walk
Quick walkthrough to flag failing paint, open weep holes, or window-seal issues before chemistry comes off the truck.
Step 2
Protect
Pre-rinse plantings, cover A/C units and outdoor outlets, tape any sensitive trim.
Step 3
Wash
Apply soft-wash mix bottom-up. Dwell time tuned to the surface. Rinse top-down with low pressure.
Step 4
Detail
Hand-rinse front entry, address heavy-traffic mildew spots, photo the finished elevation.
Why pressure-washing painted stucco is wrong
If a quote says 'pressure wash' your stucco home, get a second one. Painted stucco that's been blasted at 3,000 PSI typically needs paint touch-up within the year. The correct method is soft wash — surfactants and sodium-hypochlorite chemistry at garden-hose pressure that dissolve algae and mildew at the root, then rinse off with low pressure. The chemistry does the cleaning, not the wand.
What we include with every house wash
Soffit, fascia, and the exterior of your gutters are part of every house wash — not an upsell. Pre-rinse and post-rinse on plantings around the elevation, A/C unit covers, exterior-outlet protection, and a date-stamped photo of the finished work all included in the flat-rate quote. The only add-on we charge for separately is a vinyl-oxidation brightener on heavily-chalked vinyl siding.
Frequently asked questions
Why soft wash instead of pressure washing my stucco?+
Painted stucco that's been blasted at 3,000+ PSI typically needs paint touch-up within a year. Soft wash is the only correct method for any painted exterior — and it lifts more contamination than pressure does because the chemistry dissolves the algae instead of just blasting it off the surface.
Is the bleach safe for my plants and pets?+
We dilute to soft-wash strength and pre-rinse plant beds before chemistry and post-rinse after. Pets and people should stay inside during the elevation we're working — same as you would for any landscape application. Plants are fine the next day.
How long does a house wash take?+
Most single-story homes finish in 2–3 hours including soffit, fascia, and gutter exterior. Larger or two-story homes take a half-day.
How often should I clean my house exterior?+
Every 12–18 months in PBC for shaded or coastal homes, every 18–24 months for sunny inland exposures. We tag your calendar and message a reminder when the next cleaning matters.
Do you do oxidation removal on vinyl siding?+
Yes — a vinyl-specific brightener step that lifts the chalky oxidation without etching the panel. Charged as an add-on to the standard soft wash.
“Quarterly salt-rinse plan for our Frenchman's Creek east elevation. Cheaper than redoing the paint job in 3 years. Smartest hundred-and-something dollars a quarter I spend.”
“Jupiter Farms barn aisles, run-in shed roofs, RV pad — they cleaned it all on one visit and brought their own water for the well. Will book them every year.”
“Polo Club tennis-court dust on our house was relentless. Annual cleaning kept it manageable. Sparkle & Shine knew the issue before I described it.”
“Seven Bridges modern white stucco. They cleaned to the original color, not bleached lighter. Looks even, not patchy.”
“Ibis driveway had cart-path chemistry residue we couldn't get out. Their surface cleaner with neutral cleaner pulled it. Looks new.”
