Concrete needs more than a wand

A flat-surface cleaner (rotating bar) feeds even pressure across the slab; hot water plus a sodium-hypochlorite pre-treatment lifts the algae and tannin staining a plain pressure wash leaves behind. Rust from well water and oil from vehicles each need a dedicated step. The cleaning is a sequence — pre-treat, surface clean, spot work, post-treat — not just a guy with a wand.

Post-treatment is what makes it last

A driveway cleaned without a post-treatment regrows visible algae within 6–9 months. With a slow-release biocide applied at the end of the visit, the algae stays away for 12–18 months — the difference between needing a yearly wash and remembering it every other year. We apply it on every driveway job at no extra charge.

Frequently asked questions

Why does my driveway look striped after the last company cleaned it?+

That's a wand operator working too fast and too close — pressure variation leaves zebra stripes. A flat-surface cleaner feeds even pressure across the slab and eliminates that. Insist on one for any drive over 200 sq ft.

Can you get out the orange rust stains?+

Yes. Rust is iron oxide and won't lift with bleach or pressure alone — it needs an oxalic-acid step. We carry it on every truck and charge a small add-on for the spot work.

How about oil stains?+

Pre-soak with a citrus degreaser and a poultice clay for stubborn spots, then surface-clean the area. Fresh oil lifts almost completely; stains older than 5 years usually lighten significantly but may not fully disappear.

Will the cleaning damage my concrete?+

No. A surface cleaner at 4 GPM hot water actually puts less stress on concrete than a single-point wand at the same pressure. We never use a spinning turbo nozzle on concrete because it can pit the surface.

How long until concrete is dry enough to drive on?+

Walk traffic immediately. Light passenger-car traffic in 1–2 hours. Heavy vehicles same day.
